Ways of working : Mandate 3 – Employees will work full-time from their base location - Bangalore

Job Purpose: To Lead the real estate team and also closely work and monitor all City Infra teams for facility management, project management, maintenance and licenses with different stake holders for multiple sites within a given timeline and ensure that the business targets are met.

Roles & Responsibilities

Real estate Management :

  • Identify various real estate agents and tie up with them across the cities in the assigned region to source locations.
  • Develop city wise location sourcing plan with clear deadlines to meet the expansion plans. Understand the business needs and find out locations accordingly by liaising with property consultants, Mall developers and property owners.

Infra Management

  • Scrutinize the properties shortlisted by BD team and check whether they match the organizational requirements.
  • Cross-verify all the documents of the shortlisted locations before it is sent to legal team.
  • Oversee negotiations for finalising rentals by agents or internal team. Involve personally, on a case to case basis.
  • Coordinate with the legal team and answer their queries about business decisions.

Stakeholder Management

  • Manage the city level Infra team and drive them to achieve the targets.
  • Internally coordinate with projects team and landlords during the construction phase to ensure a smooth transition.
  • Ensure that the city level Infra team is updated on the norms for property selection, agreement negotiation, rental negotiation etc.
  • Liaise with the stakeholders to ensure end user satisfaction.
  • Liaise with Legal, finance, Operations and city business team for BAU and achievement of set targets.

Desired Skills

  • Graduate / Post Graduate with experience in the Real estate in Retail/ QSR/Banking
  • Understanding real estate across region
  • Knowledge of marketing trends in real estate
  • Contacts and connections with property developers/ mall developers
  • Knowledge of Kitchen/ F&B
  • Knowledge of local applicable rules & regulations
  • Knowledge on Property related documents and licenses
  • Knowledge of presenting case studies for acceptance/ rejection of properties
