About the role:
As a Construction Manager at Godrej Properties, you will be responsible for driving the execution of high-rise residential and mixed-use developments by ensuring timely delivery, adherence to quality standards, cost optimization, and compliance with safety requirements. The role involves close coordination with internal stakeholders, consultants, contractors, and vendors to achieve construction milestones and project objectives.
Key Responsibilities
- Construction Execution and Site Management
- Lead day-to-day execution of construction activities in line with approved drawings, specifications, and construction schedules.
- Ensure timely completion of structural, finishing, and associated works while maintaining quality standards.
- Identify and mitigate construction bottlenecks to ensure smooth project progress.
- Ensure compliance with statutory requirements, safety norms, and quality parameters.
- Contractor and Vendor Management
- Coordinate with contractors, consultants, and vendors for execution of awarded scopes.
- Monitor contractor performance and ensure adherence to timelines and quality expectations.
- Provide technical and execution-related inputs to Contracts and Budgeting teams during tendering and award processes.
- Participate in review meetings with contractors and project management consultants to address progress, quality, and resource issues.
- Planning and Progress Monitoring
- Prepare and monitor short-term and long-term execution plans in coordination with Planning and Project Management Consultants.
- Track construction progress against approved schedules and initiate corrective actions where required.
- Conduct daily and weekly review meetings with internal teams and external stakeholders to ensure alignment on deliverables.
- Highlight risks, delays, and dependencies and drive timely resolution.
- Material Management and Coordination
- Coordinate with Procurement and Contracts teams to ensure timely availability of materials and services.
- Monitor material requirements and consumption in line with project schedules.
- Liaise with Design, Contracts, and other cross-functional teams to resolve execution-related issues and ensure uninterrupted progress.
- Quality, Safety, and Compliance
- Ensure adherence to established quality standards and specifications across all stages of construction.
- Conduct regular inspections and monitor observations raised by PMCs and consultants.
- Promote a strong safety culture at the site and ensure compliance with all EHS guidelines and statutory regulations.
- Drive corrective and preventive actions to address quality and safety concerns.
- Reporting and Stakeholder Management
- Prepare periodic reports on construction progress, resource deployment, key risks, and project status.
- Provide regular updates to the Project Manager, Operations Head, and Regional Head on milestones and critical issues.
- Collaborate with Design, Contracts, Procurement, Finance, and other support functions to ensure seamless project execution.
- Support handover activities and closure of punch points to ensure customer satisfaction and project completion.
