Property Manager - Residential PropertyJob DescriptionPosition: Property Manager
Experience Required: 8-10 years in residential property management
Qualification: B.Tech/Diploma in Electrical & Electronics Engineering (EEE) or Mechanical Engineering
Position OverviewThe Property Manager will have complete accountability for the entire portfolio of Property Management Services at assigned residential properties. This role demands a strategic leader who ensures seamless facility operations through innovation, technology adoption, and excellence in service delivery while maintaining the highest standards of resident satisfaction and operational efficiency.
Key ResponsibilitiesLeadership & Team ManagementLead, mentor, and develop on-site teams to build capability and resilience in addressing operational challenges
Conduct manpower planning including active participation in recruitment, selection, and onboarding processes
Foster a collaborative team environment across all facility functions to ensure integrated service delivery
Guide teams toward professional growth through continuous training and performance coaching
Financial Management & ControlsDevelop and implement robust budgeting controls for site operations
Collaborate with client stakeholders to formulate annual operational budgets and strategic management plans
Monitor and analyze cost performance, identifying opportunities for optimization
Oversee vendor quotations, invoices, and cost sheet preparation with accuracy
Ensure timely submission of client-approved cost sheets to JLL office and coordinate invoice processing
Follow up diligently on payment collections and agreement renewals
Verify accuracy of all billing information and financial documentation
Service Excellence & ComplianceMonitor and maintain Service Level Agreements (SLAs) and Key Performance Indicators (KPIs) for JLL and outsourced service providers
Ensure performance scores consistently exceed excellence benchmarks
Implement and oversee a robust complaint management system with meticulous follow-through
Conduct daily site inspections to verify proper maintenance of buildings, structures, and all facility systems
Address resident queries promptly through verbal and written communications
Ensure strict adherence to health, life safety regulations, and operational manuals
Implement and enforce risk assessment recommendations to maintain full regulatory compliance
Champion the "No Safety No Work" culture across all operations
Vendor & Stakeholder ManagementManage vendor relationships, ensuring quality service delivery and contractual compliance
Ensure proper documentation of attendance, timesheets, and contractor performance records
Cultivate exemplary relationships with contractors, consultants, government authorities, and statutory agencies
Coordinate seamlessly with regional operations, head office, subject matter experts (SMEs), and training teams
Operational ExcellenceLeverage innovation and technology to enhance operational efficiency and resident experience
Develop and maintain business continuity plans for emergency preparedness
Respond to emergency maintenance situations with urgency and appropriate escalation
Maintain comprehensive documentation including as-built drawings and transition document libraries
Prepare and submit Daily Management Reports (DMR) and Monthly Management Reports (MMR)
Ensure systematic updating of operational data in both hard copy and digital formats
Communicate operational updates and complications to residents and stakeholders effectively
