About The Role

The Project Director is responsible for end-to-end leadership of assigned real estate projects, including business performance, project execution, financial governance, risk management, stakeholder coordination, and team leadership. The role ensures successful project delivery aligned with approved business plans, profitability targets, customer expectations, and organizational standards.

Key Responsibilities

  • Business & P&L Ownership
  • Drive overall project performance with accountability for profitability, cash flows, cost optimization, and business outcomes.
  • Lead execution of projects in alignment with approved business plans and Annual Operating Plans (AOP).
  • Oversee asset management initiatives to preserve and enhance project returns.
  • Ensure effective day-to-day management of project operations, construction progress, and delivery timelines.
  • Monitor project financials, budgets, and operational metrics to ensure business objectives are achieved.
  • Collaborate with cross-functional teams including construction, design, sales, marketing, finance, legal, and customer experience.
  • Project Execution & Delivery
  • Ensure timely execution and delivery of projects while maintaining quality, safety, and compliance standards.
  • Drive milestone-based project governance and ensure adherence to approved schedules and budgets.
  • Oversee site management and execution excellence across all project phases.
  • Ensure strong coordination between internal teams, consultants, contractors, and external stakeholders.
  • Lead project review mechanisms to identify execution gaps and implement corrective actions proactively.
  • Risk Management & Governance
  • Identify, assess, and mitigate risks impacting project timelines, costs, profitability, and customer commitments.
  • Lead risk evaluation during pre-construction and under-construction phases.
  • Develop mitigation plans and recommend strategic interventions for critical project risks.
  • Ensure compliance with organizational policies, statutory requirements, and governance frameworks.
  • Escalate key risks and provide actionable recommendations to leadership for timely decision-making.
  • Operational Excellence & Process Improvement
  • Drive continuous improvement initiatives to enhance efficiency, productivity, and cost effectiveness.
  • Identify process gaps and implement operational best practices across project functions.
  • Ensure adherence to defined systems, processes, governance mechanisms, and project timelines.
  • Support digital and process transformation initiatives to improve project monitoring and execution efficiency.
  • Team Leadership & Stakeholder Management
  • Build and lead high-performing project teams with strong execution orientation.
  • Define goals, KPIs, and deliverables for team members aligned with business objectives.
  • Conduct regular performance reviews, coaching, and capability development discussions.
  • Foster collaboration, accountability, and employee engagement within teams.
  • Manage relationships with internal stakeholders, external consultants, contractors, and customers effectively.
