Job Roles & Responsibilities
The candidate will play a critical role in asset management team at Godrej Ventures, overseeing financial modelling, investor reporting, market research, due diligence, and documentation. The role requires strong analytical and financial acumen to track asset performance, optimize portfolio returns, and support strategic decision-making.

Job Roles & Responsibilities
The candidate will play a critical role in asset management team at Godrej Ventures, overseeing financial modelling, investor reporting, market research, due diligence, and documentation. The role requires strong analytical and financial acumen to track asset performance, optimize portfolio returns, and support strategic decision-making.
- Financial Modelling & Performance Tracking
- Develop, update, and maintain business plans/financial models for portfolio assets to track actual performance against underwriting assumptions.
- Analyse and monitor key financial metrics, cash flows, and return profiles to assess asset performance.
- Work closely with investment and finance teams to integrate financial insights into strategic planning.
- Valuation & Investor Reporting
- Manage the quarterly asset valuation process in collaboration with third-party valuers
- Prepare periodic investor reports covering project progress, key performance indicators (KPIs), and return tracking
- Develop presentations and dashboards for internal and external stakeholders, ensuring clear communication of asset performance.
- Operational Oversight
- Monitor and review annual project budgets, execution timelines, and cost control measures to ensure alignment with investment objectives
- analyse project financial statements and integrate actual performance data into business plans for accurate forecasting
- Provide ad-hoc asset-level and portfolio-level financial and operational insights.
- Market Research & Investment Analysis
- Conduct in-depth research on market trends, rental rates, occupancy trends, and competitive benchmarks to refine and revalidate the investment assumptions
- Support the team in identifying risks and opportunities that could impact asset performance.
- Due Diligence & Transaction Management
- Assist in due diligence during exit of portfolio assets
- Support asset disposition efforts, including:
- Developing negotiation strategies
- Preparing disposition notes for the investment committee
- Finalizing disposition models and waterfall return calculations
- Managing transaction execution and closing processes.
- Strategy & New Product Development
- Contribute to the development of new strategies and investment products by providing insights from portfolio performance and market analysis
- Work on special projects and initiatives to enhance asset value and optimize fund performance.
- MBA/Chartered Accountant in Real Estate, Asset Management, strategy or a related field
- A strong experience in asset management, real estate private equity, or portfolio management
- Strong financial modelling and valuation skills, with expertise in Excel, Argus, and financial modelling tools
- Experience in investment performance tracking
- Knowledge of market research methodologies and real estate investment principles
- Strong analytical, problem-solving, and communication skills
- Ability to work in a fast-paced environment, manage multiple projects, and collaborate with cross-functional teams.
- Experience working with institutional investors or asset management firms.
- Understanding of real estate transactions, legal documentation, and due diligence processes.
- Exposure to new investment strategies and structuring alternative asset classes.
